The RICS Home Survey Level 2 (formerly RICS HomeBuyer Report) is a cost effective and comprehensive report into the condition of your prospective purchase. This type of survey is most suited to more modern properties (typically post 1960 constructions) that are in a reasonable condition.
The survey uses a traffic light system to identify the condition of building elements, where anything with a condition rating of 1 (green) shows that no repair is currently needed, a rating of 2 (amber) denotes defects that need repairing or replacing but are not considered to be either serious or urgent, whilst a rating of 3 (red) shows that defects are present that are serious and/or need to be repaired, replaced or investigated urgently.
The RICS Home Survey Level 2 Report is defined by the Royal Institution of Chartered Surveyors (RICS) as a Level 2 survey, an intermediate level of survey.

The RICS Home Survey Level 2 Report has two versions; one without a market valuation and Reinstatement Cost Assessment (for buildings insurance purposes) and one with both of these included. These can be added for an agreed additional cost.
