Dilapidations refers to breaches of lease covenants that relate to the condition of a property during the term of the tenancy or when the lease ends.
A Landlord may serve a Dilapidations Schedule on a Tenant because of failure to keep or put a property into repair, reinstate it or redecorate it. A Dilapidations Schedule can be an interim, terminal or final schedule depending on the timing in relation to the end of the lease. I can produce a Dilapidations Schedule in the usual Scott Schedule format for serving on a Tenant.
A Tenant may appoint a surveyor to consider the items in the Landlord's Dilapidations Schedule and contest items which are not reasonable.
I can provide a fixed fee for producing a Dilapidations Schedule and an hourly rate for negotiation of the schedule thereafter.
